Real Estate Varies Around the Island
West Maui
The communities on the West Side of Maui have a similar resort/oceanfront vibe that has less residential inventory but also has a couple of the island’s absolute best neighborhoods in Launiopoko and Plantation Estates.

Northshore Properties For Sale
The Northshore of Maui is one of those beautifully wild places with a reputation for adventure. Some of the world’s best surfers, windsurfers, and kitesurfers take to this part of the island for the challenge that it offers. Most of the homes for sale in this area are in Sprecklesville, Paia, and the early part of the Road to Hana. Upcountry
Along the slopes of Haleakala sits several rural Maui communities such as Haiku, Makawao, Pukalani, and Kula. Among these four communities, there is more acreage for sale and homes with larger lots. Subdivisions in Upcountry Maui tend to have more space and privacy as well. Upcountry living is for those who like country life and cooler temperatures.
Most people who are first looking at moving to Maui don't include the Upcountry area in their search, they want to be closer to the beach. But, after living in Maui for several years, the upcountry area becomes more and more attractive with larger lots and cooler temperatures.
Central Maui | Kahului and Wailuku
Located in the center of the island, Kahului and Wailuku are the most populated towns on Maui. These communities have access to the largest commercial center on the island. The Wailuku hillside is famous for the Wailuku Heights neighborhood with its towering views and custom architecture.

Buying Residential Properties on Maui
As we said earlier, a search for homes for sale on Maui begins with narrowing down the community you’d like to live in with your real estate agent. Of course, the next consideration is usually price, what’s affordable for your budget, and what type of deals are currently on the market.
You can easily start your search for Maui homes for sale with us. You’ll find that the Maui homes for sale range in price from $800,000 all the way up to $50,000,000. However, the median home sale price as of March 2022 is roughly $1,100,000. As Maui's real estate prices have soared, pleasing investors, the affordability index for local Maui residents has experienced.
Once you’ve narrowed down the location and the budget, then it's time to get into the details. What can we get with the budget? In the residential market, you can’t find much square footage or recent upgrade in South Maui or West Maui for less than $1,000,000, but there are some nice Maui condos for sale that start in the $500,000’s. In Kahului and Upcountry, you're more likely to find a home for sale around the median sales price. If you’re interested in a neighborhood like Launiopoko or something in Wailea, you’re starting your search in the 2.1 million dollar range.
Post Covid19 Real Estate on Maui
As the world continues to shift from the Coronavirus pandemic the impact on the real estate market is certain. The degree to which it affects the market is yet to be determined entirely. We do know, however, that the best investment opportunities exist in an unstable market where more sellers than usual are likely to accept offers below market value.
While most realtors on Maui don't expect a repeat of 2008 with a prolonged housing crisis, there is likely to be some increase in inventory and a shift towards a buyers market, even if only temporarily. In the long run, we should see this as a healthy correction to a market that had burned slightly past its peak. There should also be an increase in Maui condos for sale which will help the overall market.
