As a real estate agent, many people ask me what the best oceanfront communities are. Maui has many beautiful oceanfront condo complexes with condos for sale at a variety of price points and after years of selling real estate on the island, I’ve seen them all. So, I put together a list of the 10 best oceanfront condo communities and here they are, starting with…
1. The Montage Residences Kapalua Bay
At the Montage Residences at Kapalua Bay, you’ll experience exquisite views combined with premium accommodations. These oceanfront hotel-zoned condos in Kapalua have lanais overlooking the Pacific Ocean and the lushly landscaped tropical gardens on site. Spend your days lounging by the pool on a daybed overlooking Namalu Bay, or enjoy a stroll on the Kapalua Coastal Walk.
At Montage Residences Kapalua Bay, you can also treat yourself to a lavish spa day at the Spa Montage. The spa offers an infinity pool, a movement studio, a sauna and other amenities. Multiple dining options are available at the resort as well. Each venue offers individualized, delectable cuisine with a vibrant ambiance, my personal favorite is Cane and Canoe.

Wailea Beach Villas, located directly on the north end of Wailea Beach, offers both beachfront villas and penthouses. These luxurious spaces are designed to take full advantage of tranquil ocean views and have private lanais. The villas provide up to 3,100 square feet of living space with three bedrooms.
Wailea Beach Villas is well-suited for families with amenities like a family room with ping pong tables and billiards as well as a family pool featuring a shallow end.
Additional amenities at the resort are beach and pool service, an infinity-edge adult pool, massage service, concierge service for activity scheduling, a business center and a fitness center. You’ll enjoy being walking distance to the Shops at Wailea and the Wailea Beach Path as well.
3. Honua Kai Beach Resort

The Honua Kai Beach Resort, a hotel zoned short term rentable condo complex, sprawls across a beautifully landscaped, oceanfront property on North Ka’anapali Beach. The spacious and well-appointed condos feature gourmet kitchens with upscale appliances and spacious lanais.
Many units offer a combination of ocean and pool views. When you’re not lounging on your lanai and taking in the sights and sounds, you can take the kids to the waterslides at the aquatic playground or treat yourself to a day at the spa.
The Honua Kai features one of the largest pool complexes anywhere on Maui. Lounging at Ka’anapali beach or the wonderful pool is a great way to spend the day, and cabanas are available. Other ways to spend your time at the resort are enjoying the popular on-site Duke’s restaurant, walking the Ka’anapali boardwalk, or whale watching during the winter months.

Wailea Point is an iconic gated community that covers 26.4 acres on a lava rock point between Wailea Beach and Polo Beach in Wailea. From this location, you will be close to world-class golf courses, exclusive boutiques and fine dining.
Each elite residence is perfectly situated on a bluff or a sloping hillside to provide clear ocean views. Amidst the lushly landscaped grounds, you will find three heated swimming pools and two pavilions.
For recreation, you can take advantage of the fitness center, pickleball courts, tennis court and 25-meter lap pool. In addition, two hot tubs provide a space to relax after an active day. The community’s neighbors are Fairmont Kea Lani and the Four Seasons, which boast additional amenities and restaurants for you to enjoy close to home.

5. Wailea Elua

Wailea Elua occupies some of the most prized real estate in South Maui on Ulua Beach. These luxury condos are perfectly situated in Wailea along the coast, which provides you with easy access to great ocean views and outer island views of Molokini Crater, Lanai, and Kahoolawe.
The one to three-bedroom villas have floor-to-ceiling windows with open floorplans. Numerous amenities are available to make your time on the island enjoyable. These include two oceanside pools with lounge furniture, a hot tub, a fitness center, putting greens, paddle tennis and beachfront barbecue facilities.
Daily housekeeping, chef services, childcare, beach equipment rentals, concierge service and others are offered as well.

Makena Surf is a quiet, private community that features six buildings of oceanfront condos on Po’olenalena Beach in Makena. The beach just steps from each condo boasts soft sands as well as a rocky outcropping that provides excellent snorkeling opportunities.
From the beach, you can also watch whales from shore seasonally, try stand-up paddleboarding and take a swim. While the community is serene, there are numerous ways to enjoy your days on-site or nearby. These include golfing, scuba diving, kayaking, surfing, hiking and biking tours and others.

7. Mana Kai

The Mana Kai is located directly on the popular Keawakapu Beach in South Kihei. The complex is recognized for its hotel-style accommodations as well as one and two-bedroom oceanfront condos on Maui. The condos at the Mana Kai offer stunning views from private lanais, and each unit is comfortably furnished.
Quartz counter tops, stainless-steel appliances, luxe bedding and other amenities are included in each condo. Residents have access to gas barbecue grills, free parking, beach equipment rentals, an activity desk, laundry facilities, 24-hour security, a well-equipped fitness center, a heated swimming pool with pool service, maid service, a yoga studio, a business center and other amenities.
8. Ka'anapali Alii

Ka’anapali Alli is a premium oceanfront community on Ka’anapali Beach within walking distance of Whalers Village. The landscape is designed with swaying palm trees and tropical gardens.
The large pool overlooks the flat, sandy beach and azure waters of the Pacific Ocean. Each condo provides a lanai, a gourmet kitchen and either one or two bedrooms.
When you aren’t relaxing in your serene condo, you can venture out to enjoy the tennis courts, beach umbrella rentals, fitness center and spa. In-room dining and grill master service are available. You can also take advantage of housekeeping, security, and concierge services during your time at Ka’anapali Alii.
9. Polo Beach Club

Located along the Wailea Beach Path and directly on Polo Beach, the Polo Beach Club is a prime community near Wailea.
This three-acre resort has 71 residences across eight floors. All of the two-bedroom condos at the Polo Beach Club have either an ocean view or are oceanfront, and they also have a private, covered lanais.
The lush grounds are framed by towering trees, and the wide, horseshoe-shaped beach provides ample space for a relaxing time outdoors. The hot tub and outdoor pool are outlined by palm trees and are elevated to provide ocean views. The Polo Beach Club also has gas barbecue grills, an herb garden and ample parking.
10. Mahana at Ka’anapali

You can’t get closer to the ocean than the Mahana at Ka’anapali. The Mahana offers some of the most amazing views that a condo can provide with its design and location on Ka’anapali Beach. Originally built in 1975, the Mahana features 216 condo units in a 12 story building.
It offers easy walking access to the Ka’anapali Boardwalk, Ka’anapali Beach, and to the shops and restaurants found on the lower road in Honokowai.
