Hoku'ula Releases Remaining Lots
As of December 30th, 2022 the exciting new Hoku'ula development in Haiilemaile has released the remaining new construction market-priced homes for sale in the oceanview neighborhood. The release process began with a phased lottery system, but for the remaining homes, buyers will be able to choose specific lots and floorplans. See the new listings below.

The development has completed the drilling of the two wells for the private water that the neighborhood will have and is currently grading lots while finishing up the roads. At the top of the development will be a park shaped like an amphitheater. All of the Workforce homes have sold and only market-priced homes remain now. As of last report, construction is slated to be finished Q2 or Q3 of 2024.
Workforce and Market Priced Homes for Sale at Hoku'ula
The Hawaiian word hoku'ula means bright, red star, and this is an appropriate name for this stunning community. Because of the community’s affordability, Hoku’ula Maui offers considerable promise for those who are house-hunting in the local area today.
The community will include 196 single-family homes that are ideally sized for a comfortable family living experience. These include 98 workforce housing units and 98 open-market housing properties. The lottery and selection for all of the workforce housing homes are complete as of March 2022 with construction expected to finish in mid-2023. The open-market housing homes finished their second phase of lottery selection in late 2022, but the last release just occurred and homes are still available.

The prices of the affordable housing units are based on Maui’s median income levels, which are published by the U.S. Department of Housing and Urban Development. For buyers who earn between 81 and 100 percent of the area’s median income, the home prices will range between $556,255 and $618,010.
For buyers who earn between 101 and 120 percent of the area’s median income, the homes will be priced between $679,880 and $741,635. Those whose income falls between 121 and 140 percent of the area’s median income will pay between $803,505 and $865,260 for a home in Hoku'ula. While there are 98 affordable housing units, the remaining 98 homes in the community are being offered at market rates you can see posted in the listings.
Six Spacious Floorplans
Hoku'ula Maui is situated on 63 acres near Haheka Road and Haliimaile Road. Six lovely floorplans are available. These are all four-bedroom homes with between 2,239 square feet and 3,646 square feet. All homes have a two-car garage and between two and three bathrooms. Several homes also have an additional half-bath. Select homes throughout the community will be offered with an Ohana unit.
This may be detached or attached to the home. The additional living space includes one bedroom and one bathroom spread across 588 additional square feet. The availability of the additional unit provides essential functionality for those with extended families and other unique living situations.
Beautiful Lots with Gorgeous Ocean and Mountain Views
Hoku'ula Maui, which is being developed by Aina Lani Pacific, will have completed homes around the middle of 2023. Throughout the community, lot sizes range from 7,500 square feet to approximately 8,500 square feet. The community’s acreage is on rolling terrain, and it offers spectacular views of the nearby mountain peaks and the blue waters of the Pacific Ocean from many vantage points throughout the community.
Because of the elevation changes across the landscape and the lovely patio spaces available with some floorplans, Hoku'ula empowers residents to enjoy the true tranquility that Maui is known for. A large park area sits at the front of the community to add to the serenity of the environment.
