Maui is an incredible place to call home. I consider myself extremely fortunate to live, work, and own property on Maui, and I love my job as a Realtor. I get to help others achieve their real estate dreams, either buying or selling property on Maui, and I truly enjoy getting to be a part of my clients' individual journeys.
Much of a real estate agent's job is simply answering questions, and there are many important questions buyers and sellers should ask to make informed, strategic decisions along the way.
I've done my best to compile the most frequently asked questions in this FAQ, along with my answers, drawn from firsthand experience selling over 160 million in real estate on the island since 2019. How Much Does it Cost to Buy a Home on Maui?
The median price for a single-family home on Maui is currently $1,200,000, and the median price for a condo on Maui is $675,000.
Maui is one of the most expensive real estate markets anywhere in the United States, and there is a wide variety of properties for sale.
Entry-level condos can start in the $200,000- $300,000 range, while large luxury estates in areas like Makena or Kapalua can exceed $30,000,000. Your budget will determine which areas and property types you should consider.
What is the Process for Buying Real Estate on Maui as an out-of-state buyer?
According to a UHERO report published in 2024, out-of-state buyers accounted for roughly 25% of all home and condo purchases in Hawaii.
This number is higher on Maui, where our robust second-home and short-term rental markets appeal to more out-of-state buyers.
Since the widespread adoption of DocuSign and the rise of virtual home tours, buying property out-of-state and even out-of-country has become very common.
Just like buying anywhere else, you'll want to get pre-approved for financing (or have proof of funds if paying cash), engage a local Maui buyer's agent, identify the property, make an offer, negotiate, and proceed through escrow, which typically takes 30–60 days.
Because you likely can't visit every property in person, video walkthroughs and a trusted local agent are essential.
We will work with a local escrow company (not attorneys) to close the transaction, and signing at closing can be done via DocuSign if the purchase is cash or via a mobile notary if financing is involved.
Can Non-US Citizens Buy Real Estate on Maui?
Yes. There are no restrictions against foreign nationals buying property on Maui. However, Canadians are the largest group of foreign nationals who own on Maui, and there are very few international buyers who aren't Canadian.
Buying property on Maui as a Canadian isn't any different than buying as a US citizen, except for calculating the exchange rate and coordinating signing for closing, where it has become harder to sign at an embassy in recent years, so many Canadians will go to the nearest border town with the US to sign with a US-based mobile notary.
I've even had Canadian clients sign a multi-million-dollar deal on a Maui property with a mobile notary in a restaurant parking lot because it was the easiest option.
There is more to know about selling as an out-of-state non-Hawaii resident or as a foreign national than there is about buying. When selling, out-of-state owners are subject to HARPTA, and foreign nationals are subject to both FIRPTA and HARPTA.
What is the Difference Between Fee Simple and Leasehold Property in Hawaii?
Fee simple and leasehold are two different types of land tenure and property ownership. Fee simple, simply put, means you own the land and the structures on the land outright.
Leaseholds are not that common, but a good example is a condo complex like Kamaole Nalu. It is an older land development method, meaning you only own the structure while you lease the land beneath it.
Some complexes, such as Ka'anapali Alii, offer both leasehold and fee-simple units.
So, if you see a price that looks too good to be true vs. the comps, it's usually a leasehold.
A leasehold property will come with a monthly lease rent and a term, typically 15-30 years. The term and lease rent are typically renegotiated every 10 years between the association and the lessor. Learn more about Fee Simple vs. Leasehold.
How Much Do I Need For a Down Payment on a Maui Property?
Depending on the type of loan structures your lender is offering, you'll typically need 10-30% for a down payment for a home or condo on Maui.
FHA loans for first-time homebuyers can require as little as 5% down, VA loans can require no down payment, but for most purchases, you should budget 20%.
For short-term rental condos, you should budget 25-30% and work with a local Maui lender, as most mainland lenders and banks will not finance these types of properties.
How Long Does it Typically Take to Close on a Maui Property?
Most of our real estate transactions on Maui will close in 30-60 days, depending on whether financing is involved.
For cash transactions, my fastest closing was 12 days. My longest escrow, on a new construction home in Launiupoko, was 19 months from accepted offer to closing to allow for completion of construction.
Financed purchases take longer to accommodate the loan approval process, which requires an appraisal.

Is Now a Good Time to Buy Real Estate on Maui?
As of early 2026, it is now one of the better times to be a buyer on Maui than in recent years. There is significantly more inventory, meaning more options, and prices have softened from their peak in 2022/2023.
While mortgage rates are higher, the monthly costs of ownership are elevated, but the opportunity to purchase at a lower price and refinance in the future is there.
The Maui real estate market has faced a series of headwinds over the past two years, including the 2023 Lahaina Fire, elevated mortgage rates, and the controversial Bill 9, which seeks to phase out short-term rental use in apartment districts.
Are Maui Home Prices Going Up or Down in 2026?
Prices do seem like they have stabilized in the last few months. Prices are expected to be fairly flat, and whether they go up or down will largely depend on what happens with the broader US economy in 2026 and how that impacts interest rates.
If interest rates stay high, prices will likely not rise much. If we see a rate cut or two, prices could rise further.
How Long are Homes Sitting on the Market Right Now?
Days on market have been on the rise over the past few years and are currently averaging around 110 days on market for a home or condo on Maui. This aligns with falling prices and rising inventory amid softening demand.
What is Driving Maui's Real Estate Market?
A variety of factors are driving the market in 2026.
Broader US economic factors affecting mortgage rates, Bill 9's impact on apartment-zoned short-term rental properties, increased supply, and geopolitical impacts from the war in Iran are all affecting the market in different ways.
Exceptional properties on Maui, as well as well-priced, well-positioned homes and condos, continue to find buyers, but sellers who are overpriced or have neglected aspects of their properties are having a harder time finding a buyer.
How Has The Lahaina Fire Affected Maui's real estate market?
The West Maui market was most dramatically impacted by the Lahaina Fire, but has recently seen a lot of improvement, as many displaced victims of the fire have begun to rebuild.
Condo complexes, like Puamana and Opukea, that were partially affected, have begun to rebuild their fire-damaged sections, while Lahaina Shores has been one of the most active condo markets on the island in recent months. It's been a long road to recovery, and we appreciate everyone's continued support!

What Are the Best Neighborhoods to Buy in on Maui?
"Best" is going to vary from person to person and will depend entirely on how you see yourself living your best life on Maui.
If you're looking for luxury resort living, a vacation rental investment, or any of the three, consider Wailea, Ka'anapali, and Kapalua.
If you're looking for the most family-friendly communities with close access to schools, shopping, and the airport, consider Wailuku, Kahului, Kihei, and Upcountry.
If you're looking for a surf-and-windsports lifestyle within walking distance of the beach, consider Spreckelsville.
For a rural setting, consider Haiku and the Upcountry Maui areas of Makawao, Pukalani, and Kula.

What is the Difference Between Buying in Wailea vs. Kihei?
South Maui is one of the most sought-after areas on the island, encompassing Kihei, Wailea, and Makena.
Wailea is a designated resort area and certainly has a resort feel, with some of the world's biggest luxury hotel brands, including Four Seasons, Fairmont, and Andaz. Fine dining, luxury shopping, gated neighborhoods, and pristine golf courses can all be found here.
Kihei has a more local beach community vibe, with much more budget-friendly options, yet the same great beach experience. Kihei has a variety of wonderful beaches, including the Kamaole Beaches and Waipuilani Beach.
Kihei is a little denser and has a wider variety of real estate for sale. Real estate prices are higher in Wailea, but there are great options in both communities for a variety of properties.
Is It Safe to Buy in West Maui or Lahaina After the Fire?
It is safe to buy on West Maui now.
This is a commonly asked question and has certainly been a sensitive issue as Maui navigates a housing crisis, in part brought about by decades of Maui County's reluctance to advance development projects, exacerbated by the displacement of 14,000 residents after the fire.
Things are certainly safe on West Maui, and Lahaina is being rebuilt one house at a time. Commercial projects have not begun yet, and it could be 5 years or more before Front Street is back.
The good news is that the county has been advancing initiatives to help local residents purchase property and/or rebuild, the $ 4 billion-dollar settlement has begun to pay out to victims, and we should see significant improvements over the next couple of years.
I would not advise non-Lahaina residents to purchase in the burn zone, as there are many other options available nearby.
What is Upcountry Maui Like Compared to the Beach Towns?
When I first moved to Maui, I lived on Front Street in Lahaina and loved every minute of it for many years. I never saw myself gravitating to Upcountry Maui, but now, 16 years later, I live in Upcountry and absolutely love it.
Upcountry Maui is quiet, peaceful, and a little cooler than the beach towns like Lahaina, Kihei, or Paia. Living here full-time with a busy work and home life, it's hard to get to the beach more than once or twice a week, and we are just about 20 minutes from the nearest beach.
Property prices are slightly lower per square foot in the Upcountry areas, and you're more likely to run into your neighbor on a walk than into throngs of tourists.

Short-Term Rentals and Investment Properties
Which Maui Condos Are Legal for Short-Term Rentals?
Legal short-term rentals on Maui are either hotel-zoned condos or apartment-zoned condos granted the right to rent short-term under the Minatoya Decision.
Maui County has been trying to phase out short-term rentals in the apartment zones since May of 2024, and recently passed Bill 9 in December of 2025 that seeks to do just that.
However, we are still waiting to see if the County will pass new hotel zoning and allow approximately half of the apartment-zoned condos to upzone to new hotel zoning.
The County Council established a Temporary Investigative Committee to identify certain complexes that aren't as suitable for residents due to their cost of ownership, location, or historical uses. What is Bill 9, and How Does it Affect Short-Term Rentals?
Bill 9 is a Maui County Ordinance passed in December of 2025 that effectively phases out short-term rental use in apartment-zoned complexes that have been granted the right to rent short-term via the Minatoya Decision.
The intention to advance this bill was announced by Mayor Bissen in May of 2024 and immediately led to a significant decline in value, as buyers had to weigh the ban, reassess the value of the units as if they did not have short-term rental income, and consider whether it would survive the forthcoming class action suit or not.
For what it's worth, Bill 9 is simply an unconstitutional taking by the government of vested property rights and will not have the desired impact on creating affordable housing.
It is doubtful it can survive the legal challenges, as there are identical precedents in recent years from Oahu, where a Federal Judge ruled against the County for trying to take property rights.
How Much Rental Income Can I Realistically Earn From a Maui Vacation Rental?
The answer to this varies greatly depending on the unit's complex, condition, location within the complex, and quality of rental management. Some smaller studios without ocean views can generate 30-40k per year, while a villa at the Wailea Beach Villas can generate over $1,000,000/year.

Generally speaking, after management fees of 20-30%, HOA fees, property taxes, insurance, maintenance, and other ownership costs, a 4-6% net cap rate is a reasonable expectation for a Maui vacation rental.
STR units don't generally produce significant cash flow in their first few years, but over a 5-7-year ownership period, returns accelerate as the unit's value appreciates.
Is Buying a Maui Vacation Rental Still a Good Investment?
Before we know more about the new hotel zones and whether half of the Minatory list will be allowed to upzone, the best investments for vacation rentals remain in the hotel zones. But, if you're looking for an incredible deal and are less concerned about the risk of losing rental ability? The apartment-zoned condos are trading at bargain prices.
Safer investments in the hotel zones include complexes such as Royal Mauian, Wailea Beach Villas, Maui Banyan, the Whaler at Kaanapali, and many others.

Prices have softened in these complexes as well, though not as much as those of the apartment-zoned STRs. Tourism numbers have been improving in both occupancies and daily rates, leading to higher rental revenues.
What is the Difference Between Hotel-Zoned and Apartment-Zoned Condos?
Hotel-zoned short-term rental properties have the right to rent short-term through their original zoning ordinances.
Because short-term rental use of properties was not as widespread when most of the apartment-zoned short-term rentals were built, i.e 1970's, 1980's, 1990's, developers simply used the existing apartment zoning to develop these complexes without going through zoning changes.
Most of these apartment-zoned complexes on the Minatoya List were built with short-term and holiday rentals in mind and were not developed as long-term housing. Search all Maui Condos For Sale.
The existing short-term use is protected by law through the Minatoya Decision in 2001. Other regulations limiting the development and expansion of short-term rentals have emerged in the last two decades that have helped limit short-term rental use.
Costs of Ownership and Taxes
What Are Property Tax Rates on Maui?
Maui County assesses property taxes first by classification of use, either owner-occupied, non-owner-occupied, apartment, hotel and resort, time share, short-term rental, long-term rental, agricultural, conservation, commercial, industrial, or commercialized residential.
Within each classification, there is a tiered structure for the amount of tax owed per 1,000 dollars of assessed value, which increases as the property's assessed value increases.
Maui County assesses property value annually and uses the mass appraisal technique, which can lead to some variances in tax assessed value vs. market value. Your property's assessed value is not based on its most recent sale. Learn more about Maui Property Tax.

Current Property Tax Rates Are as Follows (Rates are per $1,000 of assessed value):
Owner Occupied:
- Tier 1: up to $1,300,000=$1.65
- Tier 2: $1,300,000-$4,500,000=$1.80
- Tier 3: more than $4,500,000=$5.75
Non-Owner Occupied:
- Tier 1: up to $1,000,000=$5.87
- Tier 2: $1,000,000 to $3,000,000=$8.60

How Much Are Ownership Costs for a Home or Condo on Maui?
The primary costs of ownership for a home or condo on Maui are property taxes, HOA fees, insurance, and utilities. If you have a mortgage, that will obviously be an additional monthly cost.
If you're in a condo, HOA fees will cover your insurance master plan, but you will still want to carry contents of the interior insurance. HOA fees may also cover some of your utilities.
For older complexes, we will definitely want to review the reserve fund and ensure there are no new assessments on the horizon.
How Much Are Closing Costs on Maui?
When purchasing a property on Maui, your closing costs will typically be between 1 and 2% of the sales price, which will include escrow fees, title insurance, recording fees, and possible mortgage fees if financing.
Conveyance taxes are paid by the seller in Hawaii.
What is the Hawaii Conveyance Tax?
Conveyance tax is a transfer tax paid by the seller at closing. The tax rate is tiered and based on the sales price. An escrow officer can help us calculate what your specific conveyance tax would be.

How Do I Price My Home Correctly in Today's Market?
Getting the price right is the single most important factor in getting your property sold in today's market. By using a Comparative Market Analysis (CMA) that is based on recent closed sales - not active listings - in your specific neighborhood or condo community, we can understand your value most accurately.
Be wary of Zillow's "zestimates" and other automated valuation models, as the technology is not accurate enough to price your property. Sometimes the old ways are the best ways, and pulling this data ourselves and weighing it with the market is the best way to get it right.
Other active listings may still be active because buyers recognize that they are overpriced. Maui is currently a buyer's market, and buyers are watching the comps very closely.

What Are the Costs of Selling a Home on Maui?
When selling a property on Maui, sellers should budget roughly 6-8% of the sales price for total closing costs. The average realtor commission is 5%, usually split evenly between the selling broker and the buyer's broker.
Other costs will include a percentage of the escrow and title fees, Hawaii conveyance tax, termite inspection (typically a seller cost in Hawaii), and possible survey fees for single-family homes. See my full article on the costs of selling on Maui.
What is HARPTA and FIRPTA?
HARPTA stands for 'Hawaii Real Property Tax Act' and applies to non-Hawaii residents who are US citizens selling property in Hawaii. It is a withholding of 7.25%, withheld by escrow at closing, to ensure that applicable property gains taxes are paid. Once you have paid your applicable capital gains taxes are paid, you can collect a refund of any surplus that is due.
FIRPTA stands for 'Foreign Investment in Real Property Tax Act' and is a 15% witholding of the sales price for foreign nationals selling anywhere in the United States. Foreign nationals selling in Hawaii will be subject to both HARPTA and FIRPTA,
There are exemptions from HARPTA and FIRPTA withholdings, however. If you are executing a 1031 exchange, you can be exempt from HARPTA. You may also be able to get an early refund by filing a N-288C refund of withholding.
Do I Need to Make Repairs Before Listing My Maui Home?
It depends on your property's condition and your timeline for selling. In the current buyer-friendly market, buyers have more options and are scrutinizing properties carefully.
Homes that are clean, well-maintained, and move-in ready consistently outperform those sold 'as-is.'
You don't need to do a full renovation, but addressing obvious deferred maintenance, fresh paint, and professional photography will meaningfully impact your sale price.

Who Pays Real Estate Commissions on Maui?
In 2024, the National Association of Realtors changed its rules, requiring buyers and their agents to sign a buyer representation agreement before viewing properties.
This agreement outlines a commission that the buyer guarantees to the buyer's agent, typically 2.5%, but it does not mean the buyer is paying that commission.
Commissions are still being paid from the seller through their proceeds at closing — not out of pocket by the buyer.
In the purchase contract drafted by the buyer, a new section states that the seller will pay the specific commission amount, eliminating any uncertainty in that regard.
Who Is The Best Realtor on Maui?
Working with a great realtor, an average one, or even worse, a bad one, can mean the difference between thousands, if not millions, of dollars saved or lost during a transaction.
There are certainly a handful of agents on Maui competing to be the 'best realtor' every year, yet it's an elusive designation, because what does 'best' mean?
Highest sales volume, most transactions, best reviews, most years of experience, and other qualifiers can be a good place to start, but they can't tell the whole story of who will be the best realtor for you.
