Long Term Vs Short Term Condos in Wailea
There are two new condo developments currently under construction in Wailea, Makalii finished development in late 2021 and early 2022, and Wailea Hills La'i Loa is scheduled to finish construction in Q4 2023, but these will be for long-term occupancy only. There are no current permits for the construction of any new short-term rentable condos, which means Wailea is the ideal location for those looking for a community feel with the added luxury of privacy.
Luxury condos in Wailea aren’t like the high-rise blocks elsewhere in Maui - here you’ll find most condos are divided amongst low-rise buildings set amongst acres of immaculately kept gardens, with shared amenities that are nothing less than superb. One of the most attractive features about the short-term rentable condos for sale in Wailea is the rental revenue.

Wailea Point Condos
Wailea Point is situated on one of the best coastal vantage points in all of Hawaii, on a small headland between Wailea Beach and Polo Beach, and offers a level of luxury rarely found in a condominium. The development is 26 acres in size and is comprised of meticulously kept tropical gardens, two pools, tennis courts, a fitness studio, and storage for cars and boats.
Condos here range in size from 2 bedrooms and 2 bathrooms up to 6 bedrooms and 5 bathrooms and range from $2 million to $18 million. While short-term rentals are permitted here, the zoning of Wailea Point means that they must be for a minimum of one month, meaning there is minimal traffic of guests checking in and out.
The Ho’olei at Grand Wailea is next to and affiliated with the Grand Wailea development, which is a Waldorf Astoria resort. This means that condo owners here enjoy residential living with full access to the resort amenities and activities. This community is made up of 6 buildings spread across 30 acres, and each two-story villa is between 3000 and 4000 square feet in size.
Ho’olei condos are truly exceptional, each with a private elevator and garage, and views of either the Pacific Ocean or the Wailea Blue Golf Course and the mountains beyond. The accessible facilities for the villas here include a tropical pool with a waterfall, several gourmet restaurants and bars, and a world-class spa. Prices start from around $3.3 million.
Wailea Beach Villas
The Wailea Beach Villas are situated on Wailea Beach and are made up of 99 luxury condos of two or four bedrooms, set amongst 10 acres of tropical landscaping. The development is one of the best in Maui for investors, as you’ll have the ability to generate significant returns on investment thanks to its popularity as a short-term rental location.
Nightly rentals start from $1,100 and can be up to $5000 depending on the unit. Facilities at Wailea Beach Villas include a beachfront infinity pool and jacuzzi, beach and poolside personal attendants, and a state-of-the-art fitness center. What’s more, world-class dining, shopping, and art galleries are just a few steps away.
Grand Champions Condos
The Grand Champion Villas Resort is surrounded on three sides by the Wailea Blue Golf Course, and is also next to the Wailea Tennis Club, making it the ideal location for those who enjoy these recreational sports. Built in 1990, condos here are more moderately priced than in other complexes in Wailea, ranging from $800,000 to $1.3 million.
Many of the condos have been recently refitted to include high-end interior features such as granite countertops, marble flooring, and custom showers. This means that you can own a first-rate condo for exceptional value here, while still being in easy reach of the upscale dining, shopping, and leisure facilities that Wailea has to offer.
At the northern end of Wailea, close to the beach community of Kihei, are the Wailea Ekahi condos. These are smart, two-story buildings that contain well-appointed condos of one or two bedrooms, positioned on the fabulous Keawakapu Beach across from the new development at Wailea Hills La'i Loa.
Prices start from around $900,000 for a one-bedroom unit and $1.6 million for a two-bedroom unit. The condos have a light and airy feel thanks to their high ceilings, and look out onto 34 acres of well-maintained gardens. The development also boasts a newly renovated beachside pavilion and four swimming pools.
Palms at Wailea
The Palms at Wailea is a condo resort set in a beautiful hillside location across from Keawakapu Beach and the border of Wailea and Kihei. The condos here are spacious for their pricing category and are arranged into two-story properties across 14 acres of land.
At the more affordable end of the Wailea market, you can find condos here of 1,000 square ft in size from around $900,000. The gardens at the Palms at Wailea are serene, with ponds, wooden bridges, and small waterfalls. Other facilities at the development include a large pool, whirlpool spa, fitness center, pavilion, and multiple barbeque areas.
