But for buyers who want a private, high-end residence or second home — it's actually one of the things that makes Wailea Point so appealing. The absence of weekly rental traffic is a big reason the community feels as serene and exclusive as it does.
The problem is that because the association believed the county would allow them to rezone out of hotel zoning, Wailea Point still pays the higher short-term rental property tax rate even though the owners don't get the benefit of short-term rental income, making it one of the most expensive in terms of property tax and HOA fees.

Recent sales tell a similar story — a two-bedroom closed at $4.55M in April 2026, while a premier three-bedroom sold for $12.9M in August 2025.
The broader Maui condo market has softened meaningfully over the past two years, and Wailea Point has not been immune to that. For buyers who've been watching, this is a better entry point than we've seen in several years. Wailea Point has historically held its value extremely well compared to other communities on the island, so buying in a softer market here is typically a smart long-term move.

HOA fees at Wailea Point are on the higher end for Wailea — which is to be expected given what's included. You're paying for 24-hour gated security with roving patrol, four pools including a 25-meter lap pool, two Jacuzzi spas, a fully air-conditioned fitness center, tennis and pickleball courts, covered private garages, concierge services, and the maintenance of 28 acres of meticulously groomed tropical grounds.
Fees vary depending on the unit size and floor plan, and they do change over time, so I always recommend getting the current figures directly from the association as part of your due diligence. What I'd encourage buyers to focus on is not just the fee itself, but what's behind it — Wailea Point has one of the better-run HOAs in Wailea, which matters enormously for long-term ownership stability.

Which Buildings and Units Have the Best Views and Locations?
With 34 buildings spread across 28 acres, location within Wailea Point matters a lot — and there's a meaningful price difference between the front row and the second row. Buildings 1 through 6 and 11 through 17 have the most direct oceanfront locations, with some units as close as 75 feet from the shoreline. These are the most sought-after buildings and command the highest prices, with views stretching from Molokini Crater and the Makena coastline all the way to Lanai and Kahoolawe.
Second-row units still offer excellent ocean and outer island views from most floor plans — and often represent meaningfully better value per square foot. Upper-floor units across the complex also tend to have more expansive, unobstructed sightlines.

The community sits on a rocky oceanfront promontory between Wailea Beach and Polo Beach, giving it one of the best natural vantage points in Hawaii.
Add private detached garages (genuinely rare in Hawaii condo communities), 24-hour gated security, and a well-established owner community, and it stands apart from everything else in the market.
Wailea Beach Villas offers a more hotel-style luxury experience with a larger building footprint and more direct beach access. The Andaz Residences sit within a five-star hotel environment, which some buyers love, and others find too busy. Ho'olei offers large townhouse-style units with golf course settings but a different feel than true oceanfront.
