Using Zillow to Buy or Sell on Maui
Zillow is one of the most recognizable brands in real estate around the world.
Since 2004, due to their dedication to the user experience of their online search platform, Zillow has been the preeminent starting point for buying a home. Based on the latest search data, over 5,400 people a month search Google for "Zillow Maui" so they can do their Maui property search with Zillow.
But, when you're looking for specific info about something like 'condos for sale in Wailea' and the unique features of each community, you need an experienced local expert to provide that information.
Why Zillow Leaves Out Information
What Zillow doesn't tell you is that it is primarily a lead generation platform for real estate agents and brokerages and redistributes your personal data in the form of leads. They purposefully leave off information on properties so that you'll want to make a direct inquiry, but this isn't the only area where Zillow doesn't have all the answers.
What Is a Zestimate®?
A Zestimate is a term used by Zillow for an automatic property valuation that uses an algorithm incorporating market data about homes in your neighborhood to provide a price for your home. A Zestimate® is usually within 7-10% accuracy on the United States mainland, but for Hawaii and Maui in particular, the margin of error is up to 25%.
If you're considering selling your home on Maui, it's best if a Zestimate isn't part of your process for deciding how much you would like to sell your home for. Local realtors provide free home valuations based on more sophisticated software such as the National Realtors Association's RPR.
We also provide a manual comparative market analysis that not only identifies the most comparable properties but also considers the value of your improvements. Beyond this, Maui's unique real estate market and higher-than-average rental prices also mean higher prices and values that Zillow just can't see.
What is a Comparative Market Analysis?
A comparative market analysis, or CMA for short, is a highly detailed report using active listings, pending listings, and recently sold listings that are geographically and physically similar to the subject property to determine the best price to list the home on the market. A CMA takes into consideration all improvements to the home, the trajectory of the market, and all of the things Zillow just can't see.
When selling a home on Maui, you will most likely reach out for multiple CMA's when you are selecting a listing agent. The goal of selling your home is obviously to get the most amount of money for your property in the shortest amount of time and getting the list price right is crucial to achieving this.
