The history of this district continues to impact current land usage profoundly. In the past, the Haiku Area's economy depended heavily upon pineapple and sugar cane plantations. Today, some pineapple production occurs, yet the cut flower industry predominates as an agricultural staple. Local farms also produce fruits and vegetables for farmers' markets.

One result of the extensive agricultural activities in this region affected zoning. Today, the widespread agricultural zoning of land around Haiku has resulted in the development of residential properties with accompanying acreage. Additionally, many Haiku homes for sale include cottages and outbuildings.

Land use regulations sometimes permit the construction of second homes on lots in this location. Some home buyers obtain acreage lots designated for both residential and agricultural purposes. Property buyers hoping to start a farmer's market, garden businesses, or small farming enterprises discover attractive options in the Haiku Pauwela Census District.

Large Luxurious Ocean Front Estates in Haiku For Sale

From time to time, opulent oceanfront custom Maui homes become available in this location. Some subdivisions here offer generous lots of two acres (or more) with excellent Pacific vistas. For example, the gated community of West Kuiaha Meadows features 16 homesites of 2 to 5.5 acres each. A private water system and underground utilities serve this development. Similarly, the Aina O Ka Hale Pili neighborhood in Haiku (developed in the mid-1990s) sits along the ocean side of the Hana Highway. It encompasses 21 lots. Widespread agricultural zoning has resulted in the creation of several subdivisions that features spacious lots. For instance, Haiku Mauka offers 40 lots of two or more acres.

What I Love About Haiku

Haiku Hills and Haiku Makai are two of the most desirable subdivisions in Haiku with large lot sizes and a smaller number of lots.

Condominiums in Haiku

Haiku real estate also includes a few condominiumized communities, but not what you typically think of when you think of condominiums. Condominiumized properties in Haiku, are actually land divisions known as CPR's, This is when an original parcel is divided up. Many of the residential communities here stand on former farms and rely upon water catchment systems and off-the-grid development. These sites add to the diversity of available dwellings in this unique district. A few of the more traditional types of condos in the Haiku Area include Kauhikoa Farms, Kamau Condominiums, and Huelo Hillside Condominiums.

Haiku Homes With Guest Houses

Today, Maui property buyers often seek residences with attached guest houses or nearby cottages. These properties accommodate households with frequent visitors or extended families, for instance. In some places, guest homes also provide a stream of rental income for homeowners.

Due to the agricultural history of the area, Haiku real estate often permits property buyers to locate residences with second homes either on the site or available for construction. In some cases, this situation results from the conversion of former farm properties into modern subdivisions. Several developments include one (or more) residences with this in-demand feature. Haiku Country Estates, Maui Ranch Estates, and Windward Estates fall into this category.

Although homes rarely become available in the well-established Haiku Hills subdivision, the development features 37 lots in northwestern Haiku, and each offering features at least two acres of land. Haiku real estate for sale in this location often commands prices ranging from $2 million to upwards of $ 5 million. The excellent rainfall in this district permits homeowners to develop park-like landscaping. Gardening enthusiasts appreciate the excellent horticultural conditions in this region.

An Innovative Affordable Housing Initiative

The new Kua'aina Mauka subdivision in Pukalani exemplifies an innovative effort to develop affordable housing in the Haiku Area. Pukalani lies a short distance south of Haiku in an inland area. The new development offers 16 houses and 16 cottages on adjoining tracts. Construction completed in 2022.

The two-bedroom, one-bath cottages include carports. The homes in the subdivision supply three bedrooms and two-and-a-half baths, and provide attached garages. Prices for the cottages start at $650,000. The new homes will begin at $950,000.

Haiku Attractions

This part of Maui welcomes fewer visitors than some other regions of the island. However, property buyers discover a number of landmarks and points of interest within the local area. Some nearby attractions include public beaches at Paia. The former Haiku Mill, at one time a sugar mill, offers tours in Haiku.

It sometimes serves as a venue for weddings or other special events. Residents easily access Kahului and Wailuku from this location. The small towns within this district offer distinctive restaurants and shops, as well as farmers' markets and community events.
