An Innovative Affordable Housing Program
Reportedly, the development at Kua'aina Mauka represents an innovative effort to increase the inventory of affordable upcountry housing. Recently, the average price of all of the homes listed for sale in Pukalani hovered in the low $800,000 range. High residential property prices contribute to public concern about maintaining a sufficient quantity of affordable housing.
The current project includes 7 homes designated as "residential workforce homes" and 25 homes offered at current market prices. The workforce homes reportedly start at $350,000 for cottages and $550,000 for houses. Buyers of workforce homes must submit an application, verify their attendance at a homebuyers class, and provide documentation establishing their eligibility for the program. Successful applicants will then compete in a lottery for the opportunity to purchase the seven available properties.
Depending upon the initial income qualification level of buyers, new residential workforce homeowners must continue to occupy their homes for periods of ten, eight, or five years.
Comfortable Homes For Sale in Pukalani
The Kua'aina Mauka homes for sale include a total of 16 two-bedroom, one bath cottages, and 16 three-bedroom, two-and-a-half-bath two-story houses. Each cottage provides a carport, and every house will include an attached garage. The available finished floor space varies between the two types of dwellings. While cottages offer 600 finished square feet, houses supply 1600 square feet of interior living space.
The new 32-home development considerably expands the availability of homes for sale in Pukalani. While a number of subdivisions and neighborhoods exist within this area, new listings sometimes do not reach the realty re-sale marketplace quickly. The Kua'aina Mauka development hopes to alleviate the housing demand. The residences priced at market rates will begin at $425,000 for the cottages and $615,000 for the houses in this location.
Maui's Upcountry
Although the upcountry economy does not benefit from tourism as much as some other parts of Maui, this region does offer popular local attractions and landmarks. Residents typically reach public beaches within a quick forty-five-minute drive. They commute to Kahului or Wailuku easily, too. The Kahului Airport seamlessly connects the upcountry with other islands in the State of Hawaii, while also offering access to a number of international locations.
Residents of this part of Maui enjoy convenient travel to a variety of landmarks and points of interest. Taking an extended excursion to tour the Haleakala National Park proves very simple from this inland location. Residents also visit the distant Polipoli Springs State Recreation Area via Highway 37.

The small town of Pukalani includes both condominium communities and developments offering standalone single-family homes within an HOA. For example, some of these residential communities include the Cottages at Kulamalu and Pukalani Terrace. The former covers a tract of slightly over 6 acres on the outskirts of Pukalani adjacent to the Kula Highway. It includes a total of 40 condominiums clustered within 28 buildings. Also close by is the esteemed Kula 200 subdivision with large lots and custom homes.
Pukalani Terrace Center, a retail site and commercial hub, actually maintains a Makawao address. Many houses in the nearby Pukalani Terrace subdivision stand within Pukalani, however. This quiet residential area features some homes constructed during the late 1970s. It boasts broad streets and nicely landscaped yards and gardens. Although real estate does not always reach the marketplace quickly in this locale, the variety of attractive homes in Pukalani and other upcountry communities offer appealing choices for Maui property buyers
