Reportedly, the development at Kua'aina Mauka represents an innovative effort to increase the inventory of affordable upcountry housing. The current project includes 7 homes designated as "residential workforce homes" and 25 homes offered at current market prices. Buyers of workforce homes must submit an application, verify their attendance at a homebuyers class, and provide documentation establishing their eligibility for the program. Successful applicants will then compete in a lottery for the opportunity to purchase the seven available properties.
Depending upon the initial income qualification level of buyers, new residential workforce homeowners must continue to occupy their homes for periods of ten, eight, or five years.

The Kua'aina Mauka homes for sale include a total of 16 two-bedroom, one bath cottages, and 16 three-bedroom, two-and-a-half-bath two-story houses. Each cottage provides a carport, and every house will include an attached garage. The available finished floor space varies between the two types of dwellings. While cottages offer 600 finished square feet, houses supply 1600 square feet of interior living space.
The new 32-home development considerably expands the availability of homes for sale in Pukalani. While a number of subdivisions and neighborhoods exist within this area, new listings sometimes do not reach the realty re-sale marketplace quickly.
