Maui is a highly desirable place to live, thanks to its stunning coastline, lush valleys and year-round sunny climate. West Maui in particular boasts the island’s most famous beaches, which have views over the neighboring islands of Lanai and Moloka’i. This means that West Maui is the home of some of the best sunsets the world has to offer and is an amazing place to own a condo.
There are various types of condos available in West Maui, and whether you are looking for a complex that allows short term rentals or a complex that only allows long term living will influence where you buy.
Short term rentable condos are common in West Maui because they allow you to generate a significant amount of rental income from nightly and weekly rentals, as well as giving you the opportunity to stay at the condo as much as you want yourself. However if you want to live on Maui or have a vacation condo you’d prefer not to rent out, a long-term complex will provide the best solution.
Honua Kai Resort and Spa
The Honua Kai Resort & Spa is located on the famous Kaanapali North Beach. It is a luxury resort that offers spectacular views of the West Maui Mountains and the Pacific Ocean and allows short term rentals. The resort opened in 2009, making it one of the newest resorts in the neighborhood. Spread over 38 acres by the beach, the 600 condos in the resort are available in 1,2 or 3 bedroom layouts, ranging from around 600 sq ft to 1750 sq ft. As a five star resort, each condo has a high end, gourmet kitchens, large private lanais, and air conditioning throughout.
The amenities at Honua Kai are superb, such as the well-kept gardens that are abundant in tropical flowers and plants. You’ll have access to the resort’s fitness centers and spa, restaurants, hot tubs, and concierge service. The resort also has a large aquatic area, which has various swimming and wading pools, fountains, and waterslides. Imagine yourself whale watching from the spacious lanai while you enjoy a Mai Tai!

Coconut Grove Kapalua Luxury Condos
Coconut Grove is one of the most desirable neighborhoods in Hawaii. It’s a private, gated community that sits on 12 acres of beachside land, and is made up of 9 buildings with 4 luxury residences in each. Each condo has 3 bedrooms and ranges from approximately 2500 to 2900 sq ft in size. The family and friends of owners at Coconut Grove are always welcome here, but short term rentals of fewer than 6 months are prohibited.
Coconut Grove is situated on “America’s Best Beach” - the famous, crescent-shaped Kapalua Bay. Condos here, therefore, benefit from beautiful views and direct beach access, as well as amenities such as a pool with wooden decking, a whirlpool spa, and a fitness center. Due to Coconut Grove being more of a residential complex, there are no on-site dining facilities.
Papakea Resort
The Papakea Resort is just 5 minutes from Kaanapali Beach, and boasts well-kept tropical gardens, low-rise buildings, and a relaxing atmosphere thanks to its position away from the hustle and bustle of the town, while still being in easy reach of its beaches, shopping, and restaurants. Condos here are available in 1, 2, or 3 bedroom layouts, enjoy picturesque views from private lanais and can be rented out to the public for vacations.
Papakea Resort offers a wide range of on-site amenities and activities, such as two swimming pools with poolside cabanas, hot tubs, gardens with ponds, shared barbecue grills, putting greens and tennis courts, as well as putting tournaments, evening social events and fitness classes.
Kapalua Bay Villas
The Kapalua Bay Villas is made up of 141 condos spread across 22 acres between Kapalua Bay and Oneloa Bay and offers breathtaking, oceanfront views of the islands of Moloka’i and Lanai. This development is spectacularly situated overlooking a rocky outcrop, yet is within just a few minutes walk of two beaches. The condos here are available in a range of sizes, and short term rentals are permitted.
On-site amenities include three heated swimming pools, two tennis courts, gas barbecues, and various recreation areas. Although there are no on-site restaurants, the villas are in easy reach of the abundant, high-end restaurants of the community of Kapalua, as well as its world-class spas and upscale shopping facilities.
Ka'anapali Alii
The Ka'anapali Alii Resort is located in the heart of the Ka'anapali community, and so is well placed for easy access to the beach, shopping malls, restaurants, and golf courses. Condos in this resort are frequently rented out on short term lets, as it is a popular vacation spot for couples and active families. Units are split over four oceanfront towers and range from 1500 to 1900 sq ft in size.
Facilities at Ka'anapali Alii include a large swimming pool, a whirlpool spa, poolside barbecues, and a fitness center. For a fee, guests can enjoy beach cabanas, an on-site massage therapist, as well as fitness and yoga classes. The resort is ideal for those who want to be close to as many amenities as possible.
Mahana at Ka'anapali
At the northern end of Ka'anapali is The Mahana, a development of two towers right on the beachfront. The Mahana offers smaller units than some other West Maui condo developments, ranging from studios up to 2 bedrooms. Each suite boasts floor-to-ceiling windows and a private lanai facing the ocean, where you’ll enjoy magical, unbroken Maui sunsets. The resort is in a quieter location than many other Ka'anapali developments, but there are still many excellent restaurants and bars nearby.
On-site at The Mahana guests have free access to a large swimming pool, jet spa, barbecue grills, and tennis, pickleball, and shuffleboard courts. There is no gym, however, guests can access the nearby Aston Kaanapali Shores' fitness center. Overall, The Mahana offers an excellent combination of relaxation and affordability.
