The Wailea Hills Development

One of the many exciting development projects that Ledcor is working on at the moment is The Wailea Hills Collection in South Maui's luxury community of Wailea. This is a master-planned resort community that spans 1,500 acres. The land being developed by Ledcor includes 135 acres purchased from Alexander & Baldwin Properties and encompasses most of the undeveloped residential land remaining in the area.
Wailea is Maui's most sought-after resort community featuring six large resort hotels as well as 2,000 luxury condominium units and homes. The plans for the Wailea Hills addition are uniquely designed to incorporate modern island living with high-end finishes and features.
La'i Loa
The first of several phases developed in this large project is the construction of the luxury residential condo complex known as Wailea Hills La’i Loa. Construction began in early 2021 and the completion of La'i Loa is slated for December of 2023. This project is completely sold out. Phase two of the Wailea Hills development will feature 92 residential homes and 146 apartment units on more than 46 acres.
The La’i Loa phase of the resort development is a 13-acre condominium project that includes two, three, and four-bedroom luxury units. The premium units range in size from 1,374 square feet to 1,746 square feet and are designed with a timeless architectural style. The penthouse units each have 2,587 square feet with a lanai that spans 778 square feet.
The property provides sweeping ocean views and has been beautifully landscaped with terraced gardens. In the distance, views of West Maui’s mountains, Lanai, Kaho’olawe, and Molokini are visible. The development sits on Kai Malu Drive, near Kai Malu and Wailea Ekahi, and is specifically located on the edge of the Wailea Blue Golf Course’s seventh hole.

The Honua Kai Resort and Spa
Ledcor is also responsible for bringing the beautiful Honua Kai Resort and Spa to the island. This is a 318-unit resort condominium community. It is strategically located in the desirable area of Kaanapali. The community is comprised of three distinct groups of townhomes as well as two tall, terraced towers that feature the condominium units.
The lovely structures incorporate traditional island designs with both stucco and wood accents. Double-pitched roofs complete the look. The grounds are immaculately designed to celebrate the island’s natural landscapes. A lazy river links the two condo towers to the sandy beach.
The resort-style swimming pools are adorned with lava rocks and are accented by water slides, caves, and waterfalls. Notably, all 318 units in this project sold with eight hours of the initial offering.
Honua Kai Listings
Luana Garden Villas
Luana Garden Villas is the last phase of the Honua Kai resort community. This unique residential community spans 10 acres directly on Ka’anapali Beach. It features 72 garden villas that each boast three bedrooms and more than 2,000 square feet of total living area.
In addition to the living area, each garden home is designed with a large lanai that offers beautiful garden or ocean views. Each lanai has an outdoor kitchen. In addition, the villas boast large windows that bring natural sunlight and views into the homes.
The interior of the homes are designed with bright colors that celebrate the island’s spirit, and these are complemented with premium appliances, fine finishes, and other luxuries. With sloped roofs and earth-toned exterior colors, these homes are designed to celebrate the natural beauty of the area and to let the lush garden areas shine.
As is the case with other communities within the large resort, the Luana Garden Villas have lagoon-style swimming pools and hot tubs that are decorated with lava rock.
Humble Beginnings for the Ledcor Group
Ledcor's Maui division is one of many companies that fall under the Ledcor Group umbrella. Ledcor Group was established in 1947 by William Lede and is a 100% employee-owned business. William initially learned of the opportunity to purchase a used bulldozer in Edmonton for $5,000. He borrowed the money and bought the machine with his brother-in-law and together they put in the work that has gone on to create developments that endure and inspire.
Since then the company has gone on to gain notoriety for developments in California, Texas, and Washington along with Alberta and British Columbia. This notable move ultimately laid the foundation for Ledcor Group’s development efforts and set the stage for expansive growth in Canada and the United States. Ledcor has even started its own charitable initiative known as Ledcor Cares that has invested over 24 million dollars in more than 200 charities in the US and Canada.
