Maui Real Estate Market Report September 2026: Closed and Pending Sales Rise, Bill 88 Moving Forward

maui real estate market report

Since my last market report in June, the Maui real estate market hasn’t changed dramatically. The market remains a buyer’s market, with values continuing to retreat but showing more and more signs of stability through increases in closed sales, new transactions, and decreases in inventory.

Even if the pace of the decline has slowed and sales are up, the catalyst to fully shift the cycle to a more neutral or inclining market remains elusive, especially as we head into a typically slower time of the year for the market in the fall.

Sales Are Up, and Hopefully Confirmation on the Bill 88 Lists Is On the Way

The large increase in pending…

Kihei vs. Wailea: Which Maui Neighborhood Is Right for You?

kihei vs wailea

If you're searching for real estate in South Maui, you're going to spend a lot of time comparing two communities that sit right next to each other on the map but feel like entirely different worlds when you're actually living in them.

Kihei and Wailea are both exceptional places to own property. Both offer world-class beaches, incredible weather, and easy access to everything South Maui has to offer. But they attract very different buyers, and choosing the wrong one for your lifestyle and goals can be a costly mistake.

I've sold real estate in both communities for years, and I've helped many buyers navigate this exact decision. Here's my honest take on both.

The 10 Best Luxury Residential Condo Communities on Maui

 Maui's Best Luxury Condo Communties

While much of the focus on Maui’s condo communities over the last two years has centered on short-term rental complexes and which ones are possibly affected by Bill 9, many buyers still prefer condos for personal use only, as primary residences or second homes.

There are many benefits of using a condo zoned for long-term use only if your plans are to live in it full-time or spend more than just a few weeks in the unit per year. The first benefit is significant savings on property tax rates.

Short-term rental condo owners pay a much higher property tax rate, approximately double that of the non-owner-occupied rate. If you're purchasing the unit as your primary residence, you’ll pay an…

The Best Golf Course Homes and Neighborhoods on Maui — and What They’re Asking

Best Golf Course Real Estate Maui

I should start by saying that I’m writing this from the perspective of a true golf lover. Taught to play by my grandfather, I’ve been playing since I was about 7. Admittedly, I should score better than I do for having played for over 35 years now, I just love the game.  One of the reasons I moved to Maui back in 2010 was to be able to play golf in near-perfect weather 12 months a year.

I’ve played all of the golf courses on Maui.  Many of them I’ve played dozens, if not hundreds, of times. Safe to say, I’m a fan.

I also know a few things about real estate and golf course homes on Maui. I actually live on a golf course myself. So, this isn’t some generic AI…

Buying New Construction Homes on Maui

New Construction Homes on Maui

Buying a new construction home on Maui is an exciting opportunity — not just to own your own piece of a Hawaiian paradise, but to shape it into exactly what you want from day one. Often, the appeal of a completely brand new home with the most modern architectural and design elements leads many to purchase a new construction custom home.

Maui regularly has new development opportunities on the market, either with more uniform ‘track home’ developments, a pre-construction home, or with a  ‘spec home’, short for speculative home, that was built without a buyer in mind yet.

Before getting into a search for the perfect new development or custom home site, it's important to understand Maui’s unique building and…

Launiupoko Real Estate Market Report

Launiupoko Real Estate Market

The West Maui neighborhood of Launiupoko is one of Maui's most unique and beautiful areas. Perched on the hillside below the West Maui mountains and above the gentle waves of breaking at Launiupoko Beach Park, this agriculturally zoned community features several subdivisions known as Makila Ranches, Makila Nui, Makila Plantation, Mahanalua Nui, and Pu'unoa Estates.

Halfway through 2024, the real estate activity in Launiupoko has been slower than usual with new listings outpacing buyers.  At the time of writing this, there are 20 properties for sale in the neighborhood with a range of $1.5M(for vacant land) to $16.9M (454 Wailau) with only 1 of them currently under contract ( a new construction home in Makila…
