With a potential ban on apartment zoned short term rentals on Maui creating uncertainty for owners and buyers alike, hotel zoned short term condos have become more in demand. A flood of apartment zoned short term rentals have hit the market in the weeks after the Maui Mayor dropped the bomb on everyone that he would be asking the planning department to draft a proposal to repeal the rights of the Minatoya List owners.
This is putting significant short term downward pressure on the value of these A1 and A2 zoned units and it’s uncertain exactly how much value has been lost just with the idea that the ban could happen alone. At Wailea Ekahi, a unit listed for 2.8M reduced its price to 1.9M and secured a buyer almost immediately. In other Apartment Zoned complexes such as Wailea Ekolu, price drops of 500k or more have become common. For certain buyers willing to handle the risk or not concerned about rental income, the opportunities to land huge discounts are out there.
Given all of this, the more conservative buyers and investors have been shifting their focus to Maui condo complexes that are not in jeopardy of losing their short term rental rights. If a ban does pass, it could potentially drive prices of these units up by reducing the total supply of STRs available on the island. Located between Kapalua Bay and Ironwoods Beach, the Montage Residences at Kapalua Bay is among the more luxurious hotel zoned condos on Maui. This prestigious community offers one-, two- and three-bedroom residences with garden or ocean views. There are also three- and four-bedroom Grand Residences and Signature Residences, which include large lanais, ocean views, upgraded furnishings and other premium amenities.
The Montage community offers a lagoon-like swimming pool with lounge beds, a reception room, tennis courts, cultural activities, a spa, a fitness center and several dining and bar options. You can also take advantage of easy access to Kapalua Bay for snorkeling, sunbathing, swimming and other activities.

Wailea Beach Villas offers a relaxed vibe and well-appointed beachfront villas or penthouses. The 3,100-square-foot, three-bedroom villas each have a private lanai with ocean views and an open layout. The two- and three-bedroom penthouses are available with up to 2,500 square feet.
The spacious units at Wailea Beach Villas have large lanais and windows that take advantage of ocean, garden or pool views. Newcomers are treated to a lei greeting. The resort-like amenities include a fitness center, a family pool, an infinity-edge adult pool with a heated spa, beach chairs and towels, oceanfront massages, a game room, grocery shopping service, laundry service and housekeeping service.

Is Airbnb Banned on Maui?
No, Airbnb is not banned on Maui. The Mayor has prompted the Maui Planning Department to draft legislation to repeal the rights of of a list of apartment zoned short term rentals that have their right to rent long term through an ordinance known as the Minatoya List.
The proposed legislation will then be given to the County Council who will hear public testimony and then vote on the measure. If the Council approves the bill, it is likely the County will be immediately sued for unconstitutional taking of vested property rights and the units will be allowed to continue to rent through an injuction until a Federal judge determines the legality of what the County is trying to do. The units rented through Airbnb and VRBO contribute massively to the local economy on Maui, if the bill passes unemployment is expected to exceed 15%, it currently sits around 6% after the Lahaina Fires took away many jobs in Lahaina and West Maui..
