Maui Real Estate Market Report April 2025: Anything But Boring to Start the Year

Maui Real Estate Market

"In the midst of movement and chaos, keep stillness inside of you" -Deepak Chopra

There is no question that the first quarter of 2025 has been a wild ride. While I’m writing this market report, I see many different ways to approach an analysis of the current real estate market here in Maui relative to the national and local factors. So, I’m just going to start at the top and do my best not to go on too many tangents.

First, at the macroeconomic level, as we all witnessed, the levying of tariffs around the world by DJT triggered one of the largest stock market sell-offs in history, and the United States entered the early days (or the late days because who knows…

Launiupoko Real Estate Market Report

Launiupoko Real Estate Market

The West Maui neighborhood of Launiupoko is one of Maui's most unique and beautiful areas. Perched on the hillside below the West Maui mountains and above the gentle waves of breaking at Launiupoko Beach Park, this agriculturally zoned community features several subdivisions known as Makila Ranches, Makila Nui, Makila Plantation, Mahanalua Nui, and Pu'unoa Estates.

Halfway through 2024, the real estate activity in Launiupoko has been slower than usual with new listings outpacing buyers.  At the time of writing this, there are 20 properties for sale in the neighborhood with a range of $1.5M(for vacant land) to $16.9M (454 Wailau) with only 1 of them currently under contract ( a new construction home in Makila…

Condominium Property Regimes on Maui

CPR Property on Maui

When searching for a single family home on Maui, you may overhear your real estate agent use the acronym "CPR", but don't panic, no one is in need of cardio pulmonary resuscitation.   We are referring to a condominium property regime. Believe it or not, the property and home in the picture above is technically a residential condominium. It is unit B of a 3 unit CPR in Launiupoko. You'll notice that many properties are described in listings as being a ‘CPR property’, or have unit A or unit B next to the address, that is there to designate the conforming use of that lot. If that's a little confusing, keep reading to learn more.

These types of 'condominiumized' properties are not what we actually think of when…

World Mourns After Lahaina Devastated By Fire

Fires in Lahaina

This is certainly the hardest thing I’ve ever had to write and to be honest, I’m not sure about where to begin. At this point, the news has reached every part of the world. Our beloved Lahaina Town has been destroyed and now lost with our idyllic Maui beach town are hundreds of lives, thousands of homes and buildings, thousands of displaced residents as well as the artifacts of hundreds of years of rich cultural history.

The scale of loss is incomprehensible and I’m completely heartbroken for each and every person affected. Lahaina has been a major part of my life and this is my story.

Lahaina Was My Home

When I moved to Maui back in 2010, I decided on Lahaina as the place I wanted to…

Maui is A Great Place to Be a Beer Connoisseur(Snob)

Maui Brewery and Breweries

While beer isn't my personal drink of choice, I do have to admit, I have enjoyed a few varieties of beer at the following Maui establishments. Especially Mahalo Aleworks, my personal favorite.  I live Upcountry in Pukalani and before Mahalo Aleworks came into town, we were without a community watering hole. So, thank you Mahalo Aleworks for bringing some fun, entertainment, and craftsmanship to Upcountry Maui!

While you can grab a beer at most of the restaurants or bars anywhere in the Hawaiian Islands when you're in the mood to kick back and relax, several of these specialty Maui breweries and bars are rightfully known for their selection of craft beers, excellent ambiance, and lively…

Tackle The Lahaina Pali Trail

Lahaina Pali Trail

While there are numerous must-see destinations and amazing experiences in West Maui that are easily accessible by road, the Lahaina Pali Trail gives you a different way to enjoy a remote, natural experience on the island. Trail conditions are arduous, so this is not suitable if you are in the mood for a leisurely stroll. The trail is five miles from point to point or 10 miles total if you go over and back.

Without a flat section to speak of, you'll be going uphill for half of the hike and downhill for the other half. You can also shorten your trek by turning around at the top and making the hike around 5 miles. As one of the most exposed and challenging trails on Maui, what should you know about the trail before you…

The Best Hikes on Maui

Best Hikes on Maui

Since I moved to Maui back in 2010 I’ve had a chance to do virtually every known hike here on Maui and have done a few of the relatively unknown hiking adventures as well.

From the very western end of Maui in Kapalua to the very eastern end of Hana up to the 10,000 ft summit of Mt. Haleakala, there are a great variety of great hiking trails to choose from. I’ve assembled a list of my favorite 7 hikes on Maui to help you narrow down your choices and get the most out of your time.

Preparing For a Hike on Maui

Being Considerate of a Delicate Ecosystem

Before getting into the list I should cover a few bases on a few things to be aware of about hiking on Maui in general.  First, it’s important to remember that…
