Maui Real Estate Market Report March 2023: Will Prices Go Down This Year?

Maui Real Estate Market Report March 2023

Looking back at the last 12 months of the real estate market here on Maui, it has certainly been an interesting period full of speculation and diverging opinions about the near-term impacts that rising interest rates would have on home prices and buyer activity. Last year, many were thinking the market would drop precipitously while others believed that the bull market would continue to run.

The results, at least so far, have been a return to normal market behavior and resemble something closer to the soft landing the Fed has been trying to achieve with its incremental rate hike strategies. While most mainland markets have seen considerable softening since rates went up…

The 21 Very Best Things To Do in Wailea Maui For 2023

Things to Do in Wailea Maui

When I moved to Maui in 2010, I made it my mission to explore all of the many great activities and things to do around the island. In fact, one of my first jobs on Maui before I became a Realtor, was working in the activity business selling all of the fun helicopter trips, luaus, snorkeling tours, etc. The main benefit of working in the activity business on Maui is, of course, the free adventures and getting to play tourist occasionally!

Over several years in the activities industry, I had probably gone to about 20 luaus, been to Molokini about 10 times, been awe-inspired by every helicopter tour to Molokai and Haleakala several times, and personally experienced almost every single excursion…

ROAM Maui Offers Exclusive Luxury Air Travel

Roam Maui

For those who travel frequently to Maui, the struggle of going through the whole traditional airport routine is real. Many of my clients and people I know travel to or from Maui regularly to enjoy wind sports, enjoy a second home, or for business.  Even if you have TSA Precheck and are flying First-Class, the airport can still be an unwelcome experience with the crowds and lines.

Until recently, the primary options for luxury travel between Maui or Hawaii and the continental United States were to fly on a private jet or with first-class accommodations on a commercial flight. While both of these options have benefits, they are also riddled with inconveniences and disadvantages that make them less than…

The Best Hikes on Maui

Best Hikes on Maui

Since I moved to Maui back in 2010 I’ve had a chance to do virtually every known hike here on Maui and have done a few of the relatively unknown hiking adventures as well.

From the very western end of Maui in Kapalua to the very eastern end of Hana up to the 10,000 ft summit of Mt. Haleakala, there are a great variety of great hiking trails to choose from. I’ve assembled a list of my favorite 7 hikes on Maui to help you narrow down your choices and get the most out of your time.

Preparing For a Hike on Maui

Being Considerate of a Delicate Ecosystem

Before getting into the list I should cover a few bases on a few things to be aware of about hiking on Maui in general.  First, it’s important to remember that…

Where Are Things with Wailea 670?

Wailea 670 Honua'ula

Originally referred to as Wailea 670, the development that is now known as Honua'ula is more than three decades in the making. This is a mixed-use development that would span across 670 acres in South Maui. This area, which is located just south of Maui Meadows and across the highway from the existing Wailea community, is both culturally and environmentally sensitive.

While opponents of the development say that the project is not advantageous for the communities, others say that it will provide much-needed affordable housing to the area. Recently, a major agreement has been reached as a result of years of stressful negotiations, but more negotiations are underway.

The State of the Maui Real Estate Market 2021

Maui Real Estate Market Report

Looking back on the Maui real estate market of 2021, we saw a year unlike any we have seen before in total sales, prices, and buyer enthusiasm. A variety of unique factors combined to fuel an unprecedented acceleration in property value at the national and local levels. The unique Maui market witnessed record after record being broken along with a surge in demand for investment properties. Over half of the properties sold in 2021 sold at or above listing price.

Historically high demand for homes and condos on Maui driven in part by historically low-interest rates, coupled with seller reluctance and low inventory, created an extreme seller’s market where more than 5,500 transactions led to over 4.5…
