An Overview of The Kahana Reef Condos
Kahana Reef is a small oceanfront complex situated on about 2 acres of prime real estate in the West Maui community of Kahana. There are 88 units total in the complex with 80 of these units featuring a 1bd/1bth floorplan (ranging from 611-661 square feet) and 8 units that were built as studios with 556 square feet of living space each.
All of the units are spread throughout three buildings that are each four stories tall and all feature recently updated elevators. They all feature lanai’s around 99 square feet for you to enjoy the magnificent sunsets over the outer islands of Molokai and Lanai. Monthly maintenance fees in the complex were around $1,201 per 1bd unit as of 2024. Current maintenance fees will be viewable with all listings.

The three buildings of this Kahana condo complex are located on the ocean side of what locals call “The Lower Road”, also known as Lower Honoapiilani Rd, across from the Pohalani long-term residential condo community just after the bend in the road after Hololani. North of Kahana Reef is Kahana Village and some small single-family neighborhoods.
Kahana Reef is also close walking distance to the shops and restaurants located in the Kahana Gateway Shopping Center. It’s also close to the local favorites of Dollies’ Pub and Cafe and Miso Phat Sushi.

Kahana Bay Erosion Mitigation
It’s no secret that sea levels are rising. It’s become so obvious that recently the Hawaii Seller’s Disclosure in the Hawaii Purchase Contract is required to include a sea level rise map for buyers to acknowledge before purchasing. Kahana Beach in particular has eroded significantly and preliminary plans are being put together to form a super-association of Kahana condo owners known as “Kahana Bay”.
The Kahana Bay Super Association consists of 9 condo complexes that are affected by the eroding beach. Kahana Village, Kahana Outrigger, Kahana Reef, Pohailani, Hololani, Royal Kahana, Valley Isle Resort, Sands of Kahana, and Kahana Beach Resort. The Maui County Planning Department, SeaGrant, Oceanit, and the Kahana Bay Steering Committee have been working on plans to mitigate the impact of sea level rise and protect the properties along the coast. They are actively working on solutions that involve beach renourishment and adding additional shoreline protections while balancing environmental, cultural, and economic impacts.

Amenities at Kahana Reef
Since the complex is short-term rentable, it's a popular location for Maui condo investors to buy and generate significant annual revenue as well as have a few weeks to themselves to enjoy the serenity these condos offer. Contact us to get a current pro forma about what the units can rent for.
The condos at Kahana Reef for sale also have several on-site amenities. While the complex does not have central air-conditioning, it does get amazing trade winds that keep the units nice and cool most of the year. There is a nice pool area with barbeques available for owners and guests to use as well. There is an on-site laundry so having an in-unit washer and dryer isn't necessary. This cuts down on overall electricity usage from guests renting your unit as does the complex not having to air-condition.
Kahana is a Great Place For Ocean Lovers
Kahana has kept its low-key, laid-back vibe over the years. It’s a very quiet oceanfront community that is great for walking, going to the beach, and exploring the rest of West Maui. Kapalua is only a few minutes to the north and Ka’anapali is just a few minutes to the south. You can enjoy going for a snorkel session at Black Rock in Ka’anapali in the morning and go out to enjoy the great restaurants of Kapalua in the evening, without having to pay the extremely high prices for real estate in those communities.
