Kahoma Village extends across a tract of just over 20.5 acres. Eventually, this residential community will encompass a total of 101 single-family homes and 102 condo townhomes. The development plans to offer 147 of these new dwellings to qualified buyers who prevailed in an affordable housing lottery conducted under the auspices of Maui's residential workforce housing program.
Three subdivisions comprise the Kahoma Village community. Construction recently commenced on the Courtyards, a series of 69 single-family dwellings organized as condominiums. Previously, developers constructed two other subdivisions: the 32-unit condominiums comprising the Carriage Ways at Kahoma Village and the 102 townhouses forming the Villas at Kahoma Village. Residents of all three neighborhoods enjoy easy access to a centrally located park.
Kahoma Village stands on a rectangular plot bounded on the north by the Kahoma Flood Channel, on the south by Kenui Street, on the east by the Honoapiilani Highway, and on the west by Front Street. Both Front Street and Puunoa Street offer quick access to the coast from this location. A beach stands only a few blocks away.
This new development also furnishes close proximity to stores and restaurants. The Lahaina Cannery Mall lies immediately to the north. Lahaina Gateway Center stands a short distance further north, directly across the highway (roughly catty-corner to Kahoma Village). With its convenient site near the heart of Lahaina, Kahoma Village supplies a well-located, popular residential enclave.
The Villas Townhomes feature lovely two and three-bedroom residences with two or two-and-a-half baths. These condos cluster within 17 buildings. The Courtyards features two, three, and four-bedroom single-family homes. The developer interspersed five floor plans and three different residential exteriors to contribute variety to the neighborhood. Reportedly, Maui County's residential workforce housing program will make 20 of these 69 homes available under affordable housing guidelines.
These fashionable residences feature fenced yards. Front porches and attached two-car garages contribute to the comfort of the premises. Each residence supplies between 1,116 and 1,588 square feet of finished space. First floors offer 9-ft ceilings, plus kitchens with built-in GE appliances and in-demand granite countertops. Prices for homes available at market rates cover a spectrum beginning in the $800,000 range.
Construction of the 32 Carriage Ways at Kahoma Village single-family homes also took place between 2018 and 2020. Each of these three and four-bedroom condos includes two-and-a-half or three baths plus an attached garage. The developer relied upon three different floor plans.
All of the Carriage Ways condos feature spacious interiors. Units reportedly range in size between 1,547 and 2,236 square feet. Lahaina real estate market prices for these lovely homes start in the $825,000 range.
With some possible restrictions, community guidelines permit residents at Kahoma Village to keep up to two pets on the premises. Homeowners may only rent their homes to tenants for periods of six months, or longer. All residents pay a monthly maintenance fee.
Buyers who rely upon the residential workforce housing program during purchasing will obtain below-market pricing, but they must share appreciation upon resale with Maui County. Additionally, they need to comply with the owner-occupancy requirements of up to 10 years. This innovative development enjoys an excellent location within a historic West Maui town, and it has already generated strong buyer interest
