It requires documented top-tier sales performance to earn, which makes it a more reliable signal than a self-described "luxury" specialty. Brokerage-level recognition matters too. When in doubt, just ask directly for recent closed sales at the price point you're working with. Wailea and Makena carry the deepest concentration of luxury single-family homes and estates on the island, with communities like The Ridge of Wailea and Makena's private coastal lots regularly commanding eight-figure prices. Kapalua is West Maui's equivalent, known for large oceanfront estates and gated communities like Plantation Estates. On the condo side, Wailea's beachfront buildings, including Wailea Beach Villas and Wailea Point, along with the Resort at Kapalua Bay in Kapalua, represent the top tier of luxury condo inventory. Each community has its own rules on short-term rentals and HOA structure, so it's worth understanding those specifics before you fall in love with a particular building. It depends entirely on the specific property and community, not on price point. Some luxury condo buildings carry Minatoya List status or hotel-zoned parcels that allow legal short-term rentals, while others are residential-only by AOAO rule or county zoning. Bill 9, signed into law in December 2025, is also phasing out short-term rentals in apartment-zoned condos in Wailea by January 1, 2031, though the law is still facing legal challenges.
