Frequently Asked Questions About Wailea Ekahi
What's the Price Range for Condos at Wailea Ekahi Right Now, and Is It a Good Time to Buy?
Prices have come down meaningfully from where they were a couple of years ago. The median sale price in 2025 was $1,280,000 — down about 20% from $1,600,000 in 2024. That's a real shift, and for buyers who've been watching from the sidelines, this is one of the better entry points we've seen in years.
Studios and smaller one-bedrooms can still be found under $1M, while two-bedroom units with strong ocean views are typically pushing $1.5M and up depending on the renovation level.
Give me a call and I can walk you through exactly what's available and what comparable units have been selling for.
Can I Rent Out the Unit When I'm Not Using It?
Yes — and this is one of the biggest reasons buyers are drawn to Ekahi over other Wailea communities. Short-term vacation rentals are permitted here, which isn't the case at many nearby complexes.
Historically, well-managed units at Ekahi average 75–80% occupancy, and some owners with good property managers are hitting 90%+. That kind of rental income can offset a significant portion of your carrying costs.
It's one of the few places in Wailea where you can genuinely have it both ways — use it yourself and generate real revenue when you're not there. It's also on the TIG Exemption List, which is expected to be allowed to upzone to hotel zoning and avoid Bill 9 restrictions.
How Do the Units Vary and Which One Should I Be Looking At?
This is where it gets interesting. Ekahi has 12 different floor plans ranging from around 484 to 1,575 square feet, and the condition of the units varies widely. Some are original 1978 finishes; others have been completely gut-renovated with high-end materials, with no expense spared.
The upper-floor units tend to have vaulted ceilings and better views; ground-floor units offer easier access and often more privacy.
Which one is right for you really depends on how you plan to use it — as a primary residence, a second home, or a pure investment STR. I've been through most of the units and can point you toward the ones that offer the best value for your specific situation.
What Are the Ongoing Costs I Should Plan For?
Beyond your mortgage, you're looking at HOA fees, property taxes that vary depending on how you use the unit — owner-occupied, vacation rental, or second home — plus Maui's general excise tax and transient accommodations tax if you're renting.
The good news is that if Maui becomes your primary residence and you're here 270+ days a year, you can apply for a home exemption that meaningfully reduces your tax bill.
A lot of buyers don't realize how much the tax classification matters until after they close, so it's worth thinking through upfront. Reach out and I'm happy to walk you through what to expect for your specific situation.
What Makes Wailea Ekahi Different From Other Condos in Wailea?
Honestly, the land. You have 294 units spread across 34 acres, which gives Ekahi a density and feel that nothing else in Wailea can match. Most condo complexes pack a lot of units into a small footprint — Ekahi feels more like a resort village.
You've got four pools, a beachfront pavilion with a full kitchen and BBQs, private gated access to Keawakapu Beach, and lush, mature tropical grounds that took decades to grow into what they are today.
The buildings themselves are older, but that's reflected in the price — and buyers who renovate their units are getting a genuinely high-end finish at a fraction of what new construction would cost. It also has one of the better-run HOAs in Wailea, which matters more than most buyers realize.
Wailea Ekahi Features

In comparison to other condo communities around Maui, Wailea Ekahi Village’s population is far less dense, as there are a total of 294 units located on an impressive 34 acres of exquisitely manicured and landscaped grounds, abundant with mature tropical trees and plants.
Regarding Bill 9, Ekahi is on the Minatoya List, which aims to phase out short-term rentals. However, the Maui County Council also included Ekahi on its suggested exemption list to allow upzoning to hotel zoning, H-3, or H-4 zoning.
This is currently with the Planning Commission and is expected to move forward. This is still in progress, so please call Evan at 808-214-4799 for the latest updates.
