Most home purchases on Maui close 30 to 60 days after an offer is accepted, with cash transactions sometimes closing in as little as 12 to 14 days and financed purchases occasionally running 45 days on average and sometimes past 60 days, depending on the lender and loan type.

That's the short answer. What actually happens during those 30 to 60 days, and what pushes a closing longer or shorter, is worth understanding whether we're on the buying or selling side of the transaction.
Week by Week: What a Typical Maui Escrow Looks Like
The first few days after an accepted offer are about opening escrow and getting the clock started. The purchase contract sets the pace for everything downstream, spelling out deadlines for deposits, inspections, financing contingencies, and the closing date.
Buyers typically have three ways to get their earnest money to escrow: through their agent the day after acceptance, delivering it themselves, or wiring it directly. Getting this step done promptly matters, since later deadlines are often calculated from this date.
Being Diligent About Due Diligence
Weeks one through three usually cover due diligence. This is when inspections happen, HOA documents get reviewed for a condo purchase, and any other contingencies in the contract get resolved.
For a financed purchase, the lender is simultaneously ordering an appraisal during this window, one of the biggest variables in how long the whole process takes.
If Financing is a Factor
By weeks three through five for financed deals, or sooner for cash, the focus shifts to finalizing financing and clearing contingencies. Once the appraisal comes back and the buyer's contingencies are removed or waived, the transaction moves into its final stretch, which is also typically when we're coordinating a final walkthrough of the property.
Week of Closing
Escrow handles the majority of the action items over the last several days before closing. About five days to a week out, the buyer (or the buyer's lender) sends final funds to escrow, and closing documents go out for signature.
On closing day, the deed is recorded with the Bureau of Conveyances, and once that's confirmed, escrow releases funds to the seller, and the buyer gets the keys!

New construction is an outlier, since those timelines get tied to a completion date rather than a standard escrow period and can stretch well beyond a year.

Why Cash Deals Close So Much Faster
The biggest single factor in closing speed is whether a lender is involved. Those pesky lenders! We love them when we need them, but they can certainly complicate a deal. Cash transactions skip the appraisal and loan underwriting process entirely, which is usually the longest single component of a financed closing.
We've closed cash deals in as few as 7 business days when both sides are motivated and ready to move quickly, though 12 to 21 days is a more realistic expectation for an expedited cash closing that still allows time for basic due diligence.
Financed purchases add additional time for a few specific reasons. The appraisal must be scheduled and completed, underwriting must clear any conditions, and the lender needs a clear closing disclosure period before funding. Jumbo loans, common for anything above the conforming loan limit, often take longer still because they require more extensive documentation than a standard conventional mortgage.

What Actually Causes Delays in Closings
Financing issues related to underwriting, or even the logistics of getting a wet signature, most often delay a closing. An appraisal coming in below the purchase price, a buyer's debt-to-income ratio shifting during underwriting, or a lender simply being backed up can all push a closing date back, sometimes by weeks.
Title issues surface more often than buyers expect, too. A lien, an easement question, or a discrepancy in the property's legal description can all require resolution before escrow can close, and on Maui specifically, older properties or those with complicated ownership histories sometimes take extra time to clear.
Non-Hawaii Residents and International Sellers
Non-resident sellers add a layer of paperwork that's easy to underestimate. HARPTA and FIRPTA withholding requirements apply to non-Hawaii residents and foreign nationals selling property here, and getting the right forms and exemptions filed correctly takes coordination that a purely local transaction doesn't need.
International buyers and sellers in particular sometimes need extra lead time to arrange notarization, since signing documents from outside the country can require scheduling with a US embassy or arranging a mobile notary to meet them somewhere accessible.
New construction, as mentioned above, runs on its own clock entirely. Rather than a standard 30-60 day window, a new construction purchase closes when the home is actually complete, and that timeline is set by the builder's construction schedule rather than the purchase contract's standard deadlines. What This Means If You're Buying or Selling Right Now
If you're a buyer who needs to close fast, come in with strong financing already lined up or plan to pay cash. Pre-approval, or ideally full underwriting approval before you even make an offer, removes the single biggest variable in the timeline.
If you're a seller and speed matters, weigh cash offers accordingly, but don't automatically dismiss a well-qualified financed buyer. A strong financed offer with a pre-underwritten loan can close nearly as fast as cash in the right circumstances, and it's often for a higher price.
Either way, building in a reasonable buffer is always smart. Most contracts include language allowing either party a one-time short extension, typically 7 to 14 days, to handle unforeseen delays without renegotiating the entire agreement. Having that buffer available, rather than writing a contract with zero room for error, avoids unnecessary stress if something minor comes up in the final week.
