Buying New Construction Homes on Maui

New Construction Homes on Maui

Buying a new construction home on Maui is an exciting opportunity — not just to own your own piece of a Hawaiian paradise, but to shape it into exactly what you want from day one. Often, the appeal of a completely brand new home with the most modern architectural and design elements leads many to purchase a new construction custom home.

Maui regularly has new development opportunities on the market, either with more uniform ‘track home’ developments, a pre-construction home, or with a  ‘spec home’, short for speculative home, that was built without a buyer in mind yet.

Before getting into a search for the perfect new development or custom home site, it's important to understand Maui’s unique building and…

Maui Real Estate Market Report July 2025: Still Waiting on County STR Vote Amidst a Buyer's Market

Maui Real Estate Market July 2025

Through the first six months of 2025, the Maui real estate market has remained relatively static and continues to be a strong buyers' market. While summer has historically been a time of increasing activity, most buyers are still waiting to see what happens with the STR ban. As of now, the County passed the initial version of the bill, however, three more sessions will be required to pass the final version of the bill which is expected to have amendments that will exclude the resorts areas of Wailea, Kaanapali, and Kapalua and/or apartment zoned oceanfront condo complexes such as Maui Sunset or Hale Ono Loa.

The uncertainty created by Maui County…

A Guide For Maui's Short-Term Rental Rules in 2025

Maui Short Term Rental Rules

As a realtor on Maui who has helped buyers and sellers of short-term rental condos for years at many complexes around the island, I have developed a guide to help anyone navigate the Maui County rules around short-term rentals.

In this guide, I’m going to discuss why Maui is such a popular choice for a location for investing in short-term rental condos (STR), all of the things you need to know about owning and operating an STR on Maui, and how the rules for short term rentals govern owning and operating your investment here.

You may be aware that Maui County is currently in the middle of efforts to pass a proposal from the Mayor to ban short-term rental rights for around 7,000 condo units…

Maui Real Estate with Agricultural Zoning: Best Areas and Development Rules

Maui Agricultural Properties Zoning

On Maui, living in harmony with the natural environment is a top priority. Agricultural zoning allows Maui property owners to not only have a farm, but to have a large degree of flexibility in how they use their property. Agricultural zoning is also the most flexible zoning classification when it comes to subdividing, and many take advantage of this through the CPR process which I will describe later, if you're not already familiar.

Numerous agriculturally zoned neighborhoods on Maui strike a harmonious balance between development and nature. This agricultural zoning designation, also known as AG zoning, allows for multiple residential homes to be constructed under…

Condominium Property Regimes on Maui

CPR Property on Maui

When searching for a single family home on Maui, you may overhear your real estate agent use the acronym "CPR", but don't panic, no one is in need of cardio pulmonary resuscitation.   We are referring to a condominium property regime. Believe it or not, the property and home in the picture above is technically a residential condominium. It is unit B of a 3 unit CPR in Launiupoko. You'll notice that many properties are described in listings as being a ‘CPR property’, or have unit A or unit B next to the address, that is there to designate the conforming use of that lot. If that's a little confusing, keep reading to learn more.

These types of 'condominiumized' properties are not what we actually think of when…

World Mourns After Lahaina Devastated By Fire

Fires in Lahaina

This is certainly the hardest thing I’ve ever had to write and to be honest, I’m not sure about where to begin. At this point, the news has reached every part of the world. Our beloved Lahaina Town has been destroyed and now lost with our idyllic Maui beach town are hundreds of lives, thousands of homes and buildings, thousands of displaced residents as well as the artifacts of hundreds of years of rich cultural history.

The scale of loss is incomprehensible and I’m completely heartbroken for each and every person affected. Lahaina has been a major part of my life and this is my story.

Lahaina Was My Home

When I moved to Maui back in 2010, I decided on Lahaina as the place I wanted to…

Maui is A Great Place to Be a Beer Connoisseur(Snob)

Maui Brewery and Breweries

While beer isn't my personal drink of choice, I do have to admit, I have enjoyed a few varieties of beer at the following Maui establishments. Especially Mahalo Aleworks, my personal favorite.  I live Upcountry in Pukalani and before Mahalo Aleworks came into town, we were without a community watering hole. So, thank you Mahalo Aleworks for bringing some fun, entertainment, and craftsmanship to Upcountry Maui!

While you can grab a beer at most of the restaurants or bars anywhere in the Hawaiian Islands when you're in the mood to kick back and relax, several of these specialty Maui breweries and bars are rightfully known for their selection of craft beers, excellent ambiance, and lively…
